In honor of Mother’s day, Warmington Homes is having a special at their new community, York Village. Warmington is offering 3% towards buyer closing costs on a move-in ready home. This is taken from the advertisement:

There are a couple of builder sales coming to an end this weekend. Richmond American Homes’ Gold Star Event ends this Sunday, April 26th. It will be your last chance to take advantage of special pricing on several move-in ready homes at several of Richmond American’s communities like Greenwood, Elsinore and Wellington Place. In addition, Richmond American is offering a free washer and dryer (when you sign up online) for those select homes that close before May 29th.

Lennar’s Big Spring Sales Event is also coming to a close this weekend. You may be thinking big deal, there are hundreds if not thousands of homes on the Las Vegas MLS priced under $200,000. You would be correct, there is a huge amount of bank owned inventory priced below that. That being said, you probably would be hard pressed to find absolute move-in ready homes in that price range, especially ones that have not been lived in. And you won’t find any with the kind of warranty that Lennar provides. As part of their Big Spring Sales Event, Lennar is also offering zero closing costs, low interest rates and their peace of mind mortgage protection plan (of course certain restrictions apply). Pulte Homes Inc. (one of my favorite builders) is proving that there is a silver lining in the current economy. There is a popular theory among business experts that in order to survive a bad economy, you have to not only maintain your current level of marketing, but even expand and gain more market share. Pulte Homes is doing just that and are buying Centex Corp. The buy out will be in the form of a $1.3 billion stock deal, which will make the company the largest U.S. home builder, knocking D.R. Horton out of the top spot.

New home sales were actually up in February (numbers are not in for March yet) but new home builders are seeing increased competition from foreclosure and prices are still down.

The acquisition of Centex hasn’t slowed Pulte down either. Earlier this month, they debut its newest community, Arden Park located off of Durango Drive and Edna in the heart of Southwest Las Vegas.

Arden Park will offer brand-new affordable homes from 1,677 to 2,100 square feet, featuring two and three bedrooms, spacious master suites, great rooms, lofts and two-car garages, starting from the $190s. One of the reasons I like Pulte Homes is their commitment to building super energy efficient homes without sacrificing your standard of living. Arden Park homes will follow that tradition and are built with the Environments for Living Diamond program, making them more energy-efficient than ENERGY STAR standards require. Homes will  feature 15 SEER-rated air conditioning systems, tankless water heaters and blown-in cellulose insulation to help keep utility costs down.

New home builders are keenly feeling the pinch of foreclosures hitting the Las Vegas real estate market. About three out of four sales are bank owned properties. With so much inventory to compete against, Lennar is offering new reduced pricing, special financing rates, closing costs, payment protection and a 10 year new home warranty, all at substantially reduced pricing. From their press release:

According to Roger Seaholm, Director of Sales, Lennar Las Vegas, “We are highly motivated to sell 60 of our standing inventory homes within the next 30 days. CNN reported today that Nevada has the highest number of foreclosures in the country, one in 70 homes. The next highest state is Arizona, with one in 37 homes. With so many bank owned properties on the market, home builders are having a harder time selling new homes. Sometimes, you’ll have a foreclosed property selling for less than a brand new home in the same development and its hasn’t been lived in yet. Lennar has been offering up to $10,000 toward closing costs (when you use their preferred lender, UAMC) on any new home. Currently they have over 50 move-in ready homes for sale around the valley. Even Toll Brothers is offering builder incentives. If you’re not familiar with Toll Brothers, they are considered the premiere builder of luxury properties in the United States. Odds are if you are looking at a luxury home, it was probably built by Toll Brothers.

Hidden Canyon Estates is a luxury community of smaller homes (for Toll Brothers) located just past the I215 beltway at Jones and Rome Boulevard.
