Really enjoyed reading Dan's article on the short sales. He brings out many points which both listing and buyer agents should be aware of. Due to the composition of traditional, potential short sales, and foreclosures with statuses of listings, pending sales, and closed sales - one might actually see the lack of success with potential short sale properties for any given area - which be a reflection of the knowledge or lack thereof by some of the listing agents.
For me, I pre-qualify the seller for a listing and give buyers a brief document explaining the pitfalls of the potential short sale from the buyer's perspective. For a buyer there are just too many unknowns which can affect the outcome of the possible sale.

Thanks for making me a winner! My personal pet peeve is #4 and there are LOTS of people that do that! I really liked Dan's post on short sales as well. My parents are trying to buy a short sale and this might help them avoid some pitfalls. Congrats to the winners, long live the carnival of real estate!
