When it comes to internet marketing, Lennar is leading the pack. We get several updates a week from Lennar giving details of their latest promotions, standing inventory and sales. No one else comes close to the frequency and deals that Lennar offers on a continuous basis.

If you are a frequent reader of this blog, you’ll be aware of Lennar’s stance on the REO market. Foreclosures have caused new home builders a lot of sleepless nights. Falling prices, massive inventory and the overhaul sluggishness of the market has forced a lot of new home builders to slash prices and boost incentives.

Currently Lennar is offering to pay all closing costs and has special financing available. Here are a few of the Lennar new homes available:

Del Webb’s Hometown Heroes Incentive ends at the end of this month. If you haven’t heard about it, Hometown Heroes is a  special incentive to all current military and veterans, along with Clark County School District teachers, firefighters, police officers, nurses and EMTs. As a qualifying professional, you get an additional 1% off the sales price towards any Del Webb home in the Las Vegas valley. In order to get the additional discount, you have to be employed in the above professions and have the voucher (I can provide you one) to present to the sales office.

As far as specials go, I think Del Webb could learn a thing or two from Lennar. For over the past several months, Lennar has been waging its own battle against the massive foreclosure market. Here is a quote from their latest mass email:

Short Sales & Foreclosures Just Don’t Measure Up! BUYING NEW DOES!

Short sales and foreclosures can cost you more than a new home because of hidden problems. Also, you can wait months only to find out someone else got the home.

Lennar does make a good point. Home buyers are finding out the hard way that short sales are not what they are cracked up to be. Only roughly 10% of the short sale property listed will actually close. Those are pretty low odds, even for Las Vegas! So instead you look at REO (real estate owned, aka foreclosures) and make an offer on one of those. Instead of a smooth 30 day (or less) close time, you might find yourself waiting 45 days or longer, required to have repairs made to property  in order for you to buy it and a slew of other issues.  So Lennar is banking on the frustrated home buyer that they’ll turn to looking at a brand new home instead, even if it is priced a little higher than a comparable foreclosure property.

Lennar is also offering zero closing costs and special Interest rates of 4.25% (4.7567% APR) fixed for life (on certain properties that close before 8/16 and other restrictions apply (of course)).

Despite falling prices, high inventory levels and continued foreclosures, new home builders are forging ahead for the most part. Some builders have cut back production, while only a few have stopped new construction entirely, waiting for inventory levels to drop and prices to edge back up. Richmond American has continued to finish projects started years ago.

Next weekend, June 20th will be the grand opening of two new Mountain’s Edge communities, Tuscany Hills and Tuscany Canyon. These gated communities offer a total of 8 two story floor plans. Plans will offer ground floor bedrooms, set-back driveways and covered patios. Light refreshments will be served and attendees can enter to win a $200 Pottery Barn gift card. There is an additional incentive being offered as well. Anyone that signs a contract by July 15th will receive a gourmet kitchen upgrade free.

Several new home communities around the Las Vegas valley are nearing completion and builders are desperate to get them sold. Builders are feeling a pinch from bank owned properties flooding the market. As a result, builders have been forced to slash prices, offer incentives and free upgrades.

Easton Place located in the master planned community of Providence is nearing completion. Pulte homes has released their model homes for sale this past Saturday. There is a limited number of highly upgraded homes for sale. In addition to the upgrades, all homes feature mature landscaping. Pulte Homes is also running a promotion where you can have no mortgage payments until 2010, $0 closing costs and other perks you can choose from. Pulte also guarantees your electric bills for three years.

New home builders are keenly feeling the pinch of foreclosures hitting the Las Vegas real estate market. About three out of four sales are bank owned properties. With so much inventory to compete against, Lennar is offering new reduced pricing, special financing rates, closing costs, payment protection and a 10 year new home warranty, all at substantially reduced pricing. From their press release:

CNN reported today that Nevada has the highest number of foreclosures in the country, one in 70 homes. The next highest state is Arizona, with one in 37 homes. With so many bank owned properties on the market, home builders are having a harder time selling new homes. Sometimes, you’ll have a foreclosed property selling for less than a brand new home in the same development and its hasn’t been lived in yet. Lennar has been offering up to $10,000 toward closing costs (when you use their preferred lender, UAMC) on any new home. Currently they have over 50 move-in ready homes for sale around the valley. The Las Vegas homes community of Cambria by Engle Homes is offering a $30,000 incentive towards the base price or upgrades. Home buyers may also apply up to 3% towards closing costs. Cambria is located near Ann and Commerce. The community offers three models, ranging from 1,804 square feet to 2,900 square feet with three to five bedrooms and 2.5 baths. It is a smaller community of only 85 homes. Residents enjoy the security of a gated community, two community parks and no SIDS or LIDS.
